Concrete poured in stages, irrigation added in patches, a shed on a slab nobody wants, and planting that outgrew its space two decades ago. Getting it back to a clean grade is the first real move on most of these yards.

Citrus Heights is largely 1960s and 1970s housing, and that is the most useful single fact about building here. The gardens have been landscaped before — sometimes three times — so the ground is full of things nobody documented: an abandoned irrigation system, a former pool that was filled rather than removed, an old patio buried under six inches of soil, a soakaway, a clothesline footing, a septic tank from before the sewer arrived.

A one-call locate marks the utility-owned services and nothing on your side of the meter, so private lines are found by probing and by asking. This is why demolition on an older lot is priced honestly or not at all: what is under the visible layer decides the excavation, and a base built on top of an unremoved slab or a filled pool is a base that will settle differentially no matter how well the top is built.

The compensation is the trees. Fifty-year-old canopy is worth more than anything that can be planted to replace it, and it is worth designing around rather than through. Roots in the top few feet spread well past the canopy, so paving that must cross a root zone is better built on grade than by excavating through it, and a trench routed around a mature tree costs far less than the tree does.

Smaller lots, and what that does to a design.

Lots here are generally tighter than in the newer Placer tracts, which makes two things matter more. Access, because a narrow side yard determines whether machinery reaches the back at all and therefore what method the work uses. And sightlines, because on a smaller garden every element is visible from every other one — there is nowhere to put the ugly necessary things. Where the bins, the pool equipment, the AC condenser and the storage actually go is a design decision on a small lot, and leaving it until the end is how a good layout acquires a bad corner.
