Outdoor construction in Folsom.
Folsom splits neatly in two, and which side of Highway 50 you are on changes almost everything about how a build starts.
What we plan for in Folsom.
North of the highway: established lots, systems worth upgrading.
Older Folsom has mature landscaping, irrigation that has been patched for twenty years, and drainage that was adequate when the trees were small. A lot of these projects begin with removing more than they add.
The older parts near the historic district sit on mature, settled ground with large trees and utilities that predate current practice, where the constraint is what is already buried and what the trees will tolerate.
South of 50: new pads, soil built from scratch.
The newer developments hand over a graded pad, a fence and compacted subgrade. There is nothing to work around, which keeps it straightforward, and it means the soil, the drainage and the irrigation all get built properly from the start rather than adjusted.
The newer tracts south and east are cut-and-fill terraces on rolling ground, where the constraint is grade: a pad that was engineered flat, with everything around it sloping, and fill of varying quality holding up one side of the garden.
Cut or fill.
On a cut-and-fill lot the question that decides the whole design is which half you are building on.
- Over the cut
- Undisturbed ground. Work there behaves predictably.
- Over the fill
- Work there inherits whatever compaction the fill was given during subdivision.
Fill that was placed to carry a lawn is not fill that will carry a wall or a slab without consolidation showing later.
Knowing where that line runs on your lot is a site-walk question, and it changes the base spec, the footing depth and sometimes the layout.
Rock underneath, and who signs it off.
Shallow rock.
Folsom shares Rocklin's shallow bedrock in places, and sits on the same granitic ground as its neighbours, so shallow rock is a live possibility on any given lot. It gets checked on the site walk and priced before the contract, not after.
One trench.
Open the ground once, and put every future line and empty sleeve in while it is open.
City of Folsom.
Folsom runs its own building division. Structures, walls above four feet, gas and electrical are permitted through the city. Folsom is Sacramento County rather than Placer, so it is a different counter from most of the rest of our service area and the submittal expectations are its own. We handle the submittal, pull the permits and meet the inspector on site.
What we build in Folsom.
From one patio to a whole property. There is no minimum job.
Folsom, specifically.
- Do you build pool decks and spa surrounds?
- Yes — coping, decking, drainage and the equipment pad, coordinated with whoever builds the pool so the two schedules do not collide.
- Can you landscape a brand-new build's backyard?
- That is a large share of our work south of 50. Bare pad to finished yard as one continuous build.
