Site walk to handover

How a build runs,
step by step.

Every stage below is agreed before it starts — scope, drawings, price and dates. You will know what happens next, what it costs and who is on your property, from the first site walk to the final walkthrough.

Stages 01–03

Before any equipment arrives.

01 · Site walk

Free, and there is no obligation. We walk it with you: measurements, slope, soil, where water collects, whether a machine can reach the back, and where equipment and material get staged. Setbacks, easements and utilities are checked on the same visit.

You get an honest range before we leave. If the wish list doesn't fit it, we say so then.

02 · Design and 3D

A scaled site plan with dimensions and a 3D model — stand in the space before it exists. Materials, finishes, lighting and planting are settled here, and you get a fixed-price, line-item proposal at the end of it.

We revise until it's right.

03 · Permits and engineering

Walls over four feet, structures, gas and electrical need permits. This is the stage where that gets drawn, calculated and approved.

  • City / county permit submittal & corrections
  • Structural engineering & calculations
  • Title 24
  • HOA architectural review packages
  • Utility coordination and will-serve letters

Moving a wall on screen costs nothing. Moving it after the pour costs a great deal.

Jurisdiction backlogs are outside anyone's control.

You get a weekly update on where it stands.
