Safety and compliance

Everyone home safe.
Everything left whole.

A residential build brings machinery, excavation and buried utilities into a space where a family lives. The program below is how we keep the site calm and predictable for everyone on it and everyone around it — every day, on every job.

Paperwork

Contracts and change orders.

Most of what goes right on a build was written down first. Everything below is settled on paper before a machine arrives, and you get a copy of all of it.

Contracts
Written before work begins, with scope, a fixed price, a schedule and the change-order mechanism stated. California sets rules on deposits and progress payments for home improvement contracts; ours are written to comply.
Changes
Priced and signed before the work happens, not totted up at the end. Every change is agreed and signed before it is built, so the final invoice holds no surprises.
What to check on any bid
That the scope names every discipline the job touches, that allowances are called out as allowances rather than buried, and that the payment schedule is tied to progress rather than to dates. A bid that is vague about any of the three will be vague about it again later.

Ask for the permit plan, the locate tickets and the written scope at the site walk. All three are normal requests and none of them should cause a pause.
