Detached shops, covered equipment storage and workshops all become realistic on an acre or more. Setbacks are usually the limit rather than square footage, and that changes what is worth designing.
Drives and access matter here.
Long approaches, turnarounds and something that will carry a loaded truck without rutting. Base depth is the whole story, and it is the part nobody sees.
Rolling ground and oak woodland.
The terrain between Loomis and Penryn rolls, and the oaks are protected in practice by the same root-zone constraints as elsewhere in Placer. Both shape where structures and hardscape can sensibly sit.
Rural-residential, which is a different set of rules.
Loomis is an incorporated town but it is not a suburb, and the parcels reflect that: larger lots, more of them on wells and septic, and a good deal of ground that has never been graded by anybody. That changes several things at once.
A septic system is the constraint that catches people. The tank and the leach field both have setback requirements and neither tolerates what landscaping normally does to ground: no driving over it, no paving it, no raised beds or heavy planting over the field, and nothing that concentrates water onto it. A design drawn without knowing where the field is will eventually be redrawn. Finding it — from the county record, the as-built, or a locate — is a first-visit job.
A well changes the irrigation conversation too. Well output is finite and it is a real number, so zone sizing has to respect what the pump can actually deliver rather than what the pipe could carry; the usual failure is a system designed for municipal pressure that starves when three zones are asked for at once. Loomis also takes its oaks seriously, and native tree removal is a permit question here rather than a preference.

Loomis is a small incorporated town within Placer County, and some parcels sit in unincorporated county. Which one you are in changes who issues the permit; we confirm it before design rather than after.
