Site Walk

We walk it with you: measurements, slope, soil, where water collects, whether a machine can reach the back.

You get an honest range before we leave. If the wish list doesn't fit it, we say so then.

Design & 3D

Revised until it’s right

A scaled plan and a 3D model — stand in the space before it exists. Materials, lighting and planting settled here.

We revise until it's right. Moving a wall on screen costs nothing. Moving it after the pour costs a great deal.

Permits & Engineering

Set by the jurisdiction, not by us

Walls over four feet, structures, gas and electrical need permits. We prepare, file, coordinate the engineer, handle Title 24 and sit through HOA review.

Jurisdiction backlogs are outside anyone's control. You get a weekly update on where it stands.

Build

Scheduled around your scope

Demo, excavation, grading, drainage, footings, concrete, walls, structures, electrical, irrigation, surfaces, planting, lighting. One continuous schedule, worked by our own crews.

A lead on site every working day, photos weekly, swept and secured before anyone leaves.

Walkthrough & Warranty

Before handover

We walk it together. Anything you flag closes before the final invoice. Then we program the controller and timers with you.

The workmanship is backed in writing, and manufacturer warranties on pavers, turf, structures and equipment are registered in your name.

We prepare the packages, submit them and chase the corrections. You never stand in a planning counter queue.

Yes. No fee, no deposit, no obligation.

Design and 3D carry a fee that scales with complexity, credited toward the build. Quoted before we start. Simple scopes often skip it.

Progress payments tied to completed milestones. California caps contractor deposits and we stay well inside it.

Buried concrete, an undocumented utility, soil that doesn't match the report. We stop, show you, price the fix, and get written approval before continuing.

Almost always. We phase to keep one entry open, protect interior finishes, and schedule noisy work around you.

We can point you at lenders who do home improvement financing. We don't originate it: talk to us about scope, to them about money.
